Their total down payment requirement was $10,000. When closing day arrived, they did not have to bring another $10,000. They only brought $7,000 because their $3,000 earnest money deposit was already sitting in escrow waiting for them!

And as long as you have proper inspection and financing clauses in your contract, your earnest money is completely protected if something goes wrong with the house.
