Veteran (VA) Renovation Loan

VA Renovation Home Loan Program

Very few Veterans are aware that this option is out there.  It works just like and has all the benefits of the normal VA loan, but also allows for repairs to the home to be financed into the loan and complete after closing.  Now the VA will not allow for structural items or luxury improvements such as a swimming pool, but anything that helps protect or improve the livability of a property are allowed.  Here are some of the highlights of the program:

  • No Money Down
  • Veteran must have a certificate of eligibility (we can help obtain this)
  • Up to $50,000 in repairs
  • Work is done after closing
  • No monthly mortgage insurance / PMI
  • Backed by the U.S. Department of Veteran Affairs
  • 60 days to complete the work after closing

This is a great program vets and allows for things like finishing a basement, remodeling a kitchen or bathroom, and plumbing or electric upgrades.  There are so many home possibilities out there with this loan program.

Unlocking Homeownership: Supporting Loved Ones with the Family Opportunity Mortgage Program

For many, the dream of homeownership remains a significant milestone. But what if you could help a close family member achieve that dream, even if they face financial hurdles? The Family Opportunity Mortgage Program, often referred to as the Family Assist Program, is a specialized mortgage solution designed to do just that – empower families to support loved ones in purchasing a home.

What is the Family Opportunity Mortgage Program?

This unique program was created to address a common challenge: families who want to assist elderly parents, adult children with disabilities, or other qualifying relatives in buying a home, but where the assisting family member might not be able to occupy the home themselves, or where the assisted family member faces challenges meeting traditional mortgage qualifications alone. It essentially allows family members to secure financing for a loved one’s primary residence, often with more favorable terms than a standard investment property loan.
