New Affordable Housing in Portage: Stanwood Crossings & Kalamazoo County Homeownership

In the world of building airplanes, we talk a lot about “Precision.” Every rivet and every measurement matters to ensure a safe flight. In the world of Kalamazoo County real estate, we need that same precision to solve the housing challenges facing our local workforce.

That is why I am so excited to highlight Stanwood Crossings, a transformative 42-home development currently under construction in the Northwest Neighborhood of Portage, MI. If you’ve been “fence-sitting” because the Portage housing market feels out of reach.  This project—backed by the City of Portage and Kalamazoo County—is the flight plan you’ve been waiting for.

What is Stanwood Crossings?Stanwood Crossing Portage MI Kalamazoo County

Located on a nearly 10-acre site off Portage Road (between Stanley Avenue and Woodbine Avenue), Stanwood Crossings is an $18.7 million initiative designed to create permanent workforce housing in Portage. This project is a landmark collaboration between the City of Portage, Kalamazoo County, and the Portage Community Land Trust (PCLT).

Unlike standard subdivisions, these 42 homes are designed to be high-quality, energy-efficient, and—most importantly—attainable for the people who work in our community.

The Home Designs: Quality and Choice

One of the best things about this project is the variety and quality of the builds. These aren’t “cookie-cutter” units; they are precision-built homes designed for modern families:

  • Ranch Style Homes: Perfect for those seeking single-level living, featuring 3–4 bedrooms and approximately 1,500+ sq. ft. of space.
  • Two-Story Homes: Ideal for growing families, offering 3–4 bedrooms and up to 1,800 sq. ft. of living area.
  • Amenities: Every home includes a basement, a 2-car garage, and is built with high-efficiency standards to keep long-term utility costs low.

How the Portage Community Land Trust (PCLT) Works

The biggest barrier to buying a home in Kalamazoo County right now is the rising price of land. Stanwood Crossings uses the Community Land Trust (CLT) model to strip that cost away from the buyer:

  1. You purchase the home: You own the structure, build equity, and have full rights to the property just like any other homeowner.
  2. The Trust holds the land: The Portage Community Land Trust retains ownership of the land and leases it to you for a nominal fee (roughly $50/month).
  3. Instant Equity: By removing the land cost, these homes are often sold for $100,000 below market value.

This “shared equity” model ensures that if you ever decide to sell, the home remains affordable for the next Kalamazoo County family.  While still allowing you to walk away with the equity you’ve built.

Do You Qualify for Stanwood Crossings?

This project is a dedicated solution for the “Missing Middle”—the teachers, nurses, and first responders who make the City of Portage a 1st Class place to live.

  • Income Limits: Eligibility is based on 80% to 120% of the Kalamazoo County Area Median Income (AMI).
  • Current Estimates: For a family of three, this typically spans between $69,040 and $103,560.
  • Primary Residence: These homes must be owner-occupied; they are not for investors or short-term rentals.

The “1st Class” Advantage for Local Buyers

Financing a home within a Community Land Trust Ground Lease requires a lender who understands the technical “precision” of these specific mortgage products. Many standard banks in West Michigan struggle with CLT requirements, but at Treadstone Mortgage, we know exactly how to navigate them.

Our mission for 2026 is to help 300 families find their way home across Portage and Kalamazoo County. Whether you’re looking at Stanwood Crossings or exploring a zero-down RD loan, we provide a precision-engineered strategy for your success.
